Timeline Information

At NJL, we know that building any home can be complex, and aim to give our clients full transparency of their project expectations from end-to-end. While we work hard to ensure the right processes and communication practices keep projects on schedule, timelines can vary significantly depending on the type, size, and scope of work involved.

Preconstruction

When starting a home build from scratch, the NJL team will guide you through the full preconstruction process to ensure that you have all the right materials, approvals, and most importantly the confidence and trust to break ground on your new home. This phase can take anywhere from 4 to 8 months depending on how much work there is to be done. On average, we aim for 6 months from lot closing to building permit issued. A breakdown of preconstruction steps and estimated timelines is as follows:

  • #1 - Lot closing & due diligence: Month 1 - 2

  • #2 - Architectural Design & Engineering: Month 3 - 5

  • #3 - Demolition & Site Prep: Month 3 - 5

  • #4 - Budget Build Out, Interior Design, & Municipal Approvals: Month 6 - 8

  • #5 - Permit Submittals, Contract Approvals, & Final Walkthroughs: Month 6 - 8

New Construction Homes

The new home construction phase typically ranges from 8 to 14 months, from pouring the first footings to final inspections and closing. Larger custom homes or more complex designs may take longer. Factors like lot prep, soil conditions, municipality-specific needs and extensive selections can impact the timeline.

Renovation Projects

Vary widely base on the scale of work. Small scale remodels can take a few months and large scale like whole home renovations or additions can take 6 to 12+ months. Renovations often request additional demo time and navigating existing structures, which can introduce unexpected delays.

Commercial Build-Outs

Timeline depends on lease agreements, scope and permitting. Light tenant finishes a few months and full interior build outs or major structural changes 6 - 12+ months. Municipality requirements and inspections can vary widely for commercial work, which may extend the schedule.

We’ll provide a tailored project timeline once we finalize your scope of work and construction documents.‍ ‍
